3 comfortable bedrooms, including a master with private bathroom and small balcony, and two with French beds, ideal for ensuring privacy and rest for all guests;

Large living room with sofa (convertible into a sofa bed) and Smart TV, perfect to relax after a day out or share moments together;

Fully equipped kitchen, with kettle, coffee machine, and everything needed to prepare breakfast and meals just like at home;

2 full bathrooms with shower, practical and functional, one of which includes a washing machine for guests’ use;

Balcony in one of the bedrooms, ideal for fresh air or a moment of relaxation.

Additional amenities: unlimited Wi-Fi, independent heating, coat stand, hairdryer, and vacuum cleaner.

Towels and bed linen are included (optional paid changes available).

Heating operation must comply with Italian law (DPR 16/04/2013 n.74, DM 383 of 6.10.2022).

Summer: average air temperature not lower than 26°C for all building types.

Winter: weighted average air temperature not above 19°C.
Heating duration depends on the climatic zone. Perugia: Zone E – 13 hours daily from October 22 to April 7.

All guests’ ID documents must be shown upon arrival, as required by Italian law.

Early check-in (before 3:00 PM) or late check-in (after 9:00 PM) is subject to availability and starts at €30.
Late check-out (after 10:00 AM) must always be requested in advance, subject to availability, starting at €30.

Please communicate your arrival time in advance to organize the check-in efficiently.

Tourist tax: €1.50 per night per person, payable via bank transfer or PayPal.
